April 3rd marked the practical completion of Phase 1 of The Hawk Creative Business Park at Hawkhills 2 miles outside Easingwold, North Yorkshire.

The business park, developed by Sir Ben Gill, demonstrates the latest thinking in how the working environment can successfully marry together the needs of the modern business with the latest options on environmental sustainability and IT connectivity. It also has direct links with the adjoining Hotel and Conference Centre at “The Hawkhills” whose facilities including catering and accommodation will be available to clients.

“During my working life I have been acutely aware that the success of any business can be substantially improved by having the correct working environment. The “Hawk”, set in 25 acres of its own grounds with lakes and water features, parkland and woodland will provide an oasis of peace for the business mind to be the most creative. And yet it is situated only 20 minutes from the main line rail station at York which affords rapid connections to London and Edinburgh; and only 40 minutes from Leeds International Airport”  said Sir Ben

“And in addition the Hawk will have much more. The buildings have been converted to use the latest technology. The lighting is based on dimmable low energy strip lighting controlled by an intelligent building system that removes the need for normal light switches and automatically varies the internal light to meet the changing external light and give a constant working environment.

“The heating comes from locally sourced wood chip, some grown on site via an under floor network of pipe work and the roof water is collected and recycled through a ‘grey water’ recycling system. All these features mean that clients not only have the comfort of being able to work in a low ‘carbon’ building but also that they are insulated from the rapidly rising fuel costs that many businesses are currently experiencing.”

“The internet connections are second only to those found in the Square Mile of the City of London using, most unusually in a rural setting fibre optic cable connections, and the telephony system options use the latest technology to afford clients a high degree of flexibility in their options rarely experienced elsewhere.”

Coupled with the completion of the build and the first lettings of office space is the announcement of the appointment of Mudd & Co Chartered Surveyors as sole letting agents. Mudd & Co, established in York in 1986 provide regional cover with offices at Bedale, Thornton Watlass and associate offices in Stockton on Tees and are delighted to have this opportunity to be involved with such a prestigious and forward thinking development.

“The development provides an opportunity to run ones business from the comfort of new, bright, comfortable, characterful rural offices just North of York off the A19 with excellent road, (rail via York and Thirsk) communications, first class computer connection and telephony services, surely providing greater quality of life and opportunity to be more creative” said Tim Mudd.

“We are hoping to find businesses to take leases at The Hawk who have a need for high speed connectivity such as software designers, and those who may use all the facilities available, including “out-worker” coordination centres, or multinational organisations who may find accommodation and conference facilities useful”
